mrd is much more than just a real estate agency

Some people who come to us looking for a property wonder why we ask so many questions; rather than just sell them something. The fact is... mrd is much more than just a real estate agency. To us good business is always win/win and our aim is not to simply make a sale; rather to make a client a long term friend.

The services mrd offers include mentoring people… i.e. working with them to put together a financial plan so their dreams can become very achievable goals. mrd stands for mentoring, research and development and, unlike most of our industry peers, we don't "sell property”; we focus on empowering people with the knowledge and understand needed to make a fully informed property “buying decision”.

Some of what we offer people (at no cost to them) is a series of reports that we feel are essential before anyone can be fully informed. These include cashflow analysis examples that show weekly out of pocket expenses where (1) those expenses are NOT capitalised and (2) where they are… on different properties. It also outlines the likely equity growth projected over 25 years, your investments’ internal rate of return etc. Those new to property investment will learn new terms, strategies worthy of consideration and concepts of debt... that may not resemble what they have been traditionally taught.

So as to maximise the allowable depreciation available under Australian Tax laws, property investors should consider unequal ownership splitting of their investment property; based on actual his & her incomes. Not knowing these would mean the reports would not be client specific.

Sadly, we see way too many people who have not done the calculations before buying or have done their own calculations and incorrectly assumed the holding costs. The results of both these scenarios is either an unaffordable investment... or a missed opportunity; either way a bad result!

We ask people “when do you want to retire” (“retire” meaning when do you want to be financially independent) and they often respond with “when I have enough money”. Chances are without a written plan you will never “have enough money”. How much is “enough” anyway?

In our opinion you have to set a date, have a goal and a plan to actually achieve financial independence (a better word that “retirement”).
